Bookings When making a reservation, guests should state how many will be in the party and request agreement for any pets. The owner should be informed of any changes to the size of the party. The owner reserves the right to limit the size of the party to the maximum number of bed spaces in the property.

Payment When a booking is made, a deposit of £50 per week booked is payable within 7 days of the booking and the balance will be due four weeks prior to the beginning of the holiday. Cancellations will not be accepted later than this date (unless through exceptional circumstances e.g. bereavement or serious illness).

Arrival and Departure Times On day of arrival cottages will be ready from 3.30pm and outgoing guests should vacate by 10.00am. Guests are requested to leave the cottages clean and tidy.

Liability Guests may be held liable for any damage to or loss of furniture of furniture and effects. An inventory of furniture, fittings and effects is available in each cottage.

Pets Are allowed by arrangement only. Adequate bedding for pets e.g. bed/basket should be brought and animals are not allowed on furniture or bedding. Guests may be liable for any damage incurred by their pets. Pooper scoopers are provided to clean up garden and grounds of property. If walking on the farm dogs must be under control and on a lead. Please do not leave pets alone in the property

Fuel All cottages have storage heating and there is the option of use of an open fire. Open fires have back boilers which also heat the hot water. All cottages have immersion heaters for hot water, electric cookers, washing machines and tumble driers. Electricity is charged at cost by meter readings on arrival and departure .

Bedding All beds have hollowfibre duvets with covers and woollen bedspreads. Sheets and towels are provided if requested and guests have the option to bring their own linens if they wish. Tea-towels and bath mats are provided

Car parking and garden Car parking is available adjacent to cottages. Please try and restrict car numbers to a maximum of two per property. The gardens are maintained by the owner and guests have no responsibility for upkeep. All cottages have garden furniture for guests’ use.

Smoking Whilst smokers are welcome, it is requested that guests restrict smoking to the garden of the cottages as smoking can be a fire risk and also leave odours.

Mobility and Access All cottages can accommodate people with mobility needs i.e. all bathrooms on ground floor level and bedrooms available on ground floor, but please check with owner for specific suitability

Babies and small children Equipment for children such as cot and bedding, highchair, child safety gate and fireguard is available free of charge. Please reserve in advance if required.

Tourist Information The cottages are well supplied with information for guests on local activities, sport, walks, attractions and facilities for guests.

Insurance The owner does not have an insurance policy against cancellation of bookings and suggests guests may wish to check with their home or car insurer for insurance against losses or expenses which may be incurred in connection with their booking and holiday.

Culmaily Farm is a working farm. Guests are welcome to walk on the farm and view seasonal activities by prior arrangement with the farmer. This is in the interests of safety as livestock with young can be a risk and guests are asked to avoid any such livestock. Safe, low risk walks can be recommended to guests. No responsibility is accepted for any accident or injury caused to guests on the farm (outwith cottage premises) without the owner’s prior knowledge and consent. When walking on the farm guests are requested to close all gates and observe the Countryside and Access codes. The farmer also reserves the right to request guests comply with any animal health requirements, required by legislation, as a condition of the booking.
